Since I don?t track Elsa Pataky the way she wants me to I?d no idea she cut off all her hair and, she wasn?t blonde before, was she? For the purposes of this blog then, let?s decide that she wasn?t and that this is new. And it looks good the way her hair is flat against her head, the envy of Asians like me who cannot grow it like this, and not unlike Sienna Miller who wore it similarly when she had it short.

Energy Part II: EROEI | Peak Oil News and Message Boards

In the first part of this two part series we discussed how the sheer amount of energy coupled by its cheap cost enabled society to increase the amount of work that could be produced at a much reduced cost. It was this cheap energy subsidy that made the process of arbitrage between human labour and fossil powered capital very profitable as the price difference between hiring labour ?energy? and capital ?energy? was so vast.

This huge energy subsidy not only provided great wealth to the ruling classes who owned the factories and other capital infrastructure it also enabled the workers to become more materially wealthy as the cost of producing items was reduced drastically. This happened because all work requires energy to transform a basic resource into a commodity that is of economic value. If the energy cost is reduced and the supply of energy is greatly increased then the amount of work that can be achieved by a society will greatly expand and thus the items produced well sell at lower price due to the principles of supply of demand. What is important when discussing these matters of energy availability and will become increasingly important going forward is the concept of net energy. To understand this concept it would be wise to understand the laws of thermodynamics, more precisely the first law of thermodynamics. This law was originally described as:

?In all cases in which work is produced by the agency of heat, a quantity of heat is consumed which is proportional to the work done; and conversely, by the expenditure of an equal quantity of work an equal quantity of heat is produced.? ? Rudolf Clausius, 1850[1]

For the mathematically inclined the following

formula captures the law of conservation as

any heat input will equal the work done.

To many this statement may seem a little unwieldy and rather abstract but it basically describes the concept that energy cannot be created or destroyed and all energy transactions are merely conversions of one form of energy source to another. This idea is an important one to grasp since we can never actually generate energy; we merely extract it from existing sources.

This statement may seem rather obvious but since terms such as energy production and energy generation are so widespread it is easy to forget this fact. If we were to take such statements as energy production on a literal level they would be a clear violation of the first law of thermodynamics. Perhaps it can be argued this is just an argument over semantics and most people will know you cannot actually create energy but let us not underestimate the power of language and how it can shape conversations and narratives; over time people will believe such statements at face value as true even if they are patently false. This is especially relevant today when we hear so much talk about the US becoming not only energy independence but also becoming the top energy producer in the world.

But I digress, the main thing to take home is no form of energy extraction, be it from coal, nuclear fission (fusion for the optimists) and wind or solar actually generates energy. It just utilises existing energy sources. In the above examples energy is extracted either through nuclear fission/fusion reactions, potential chemical energy in coal/oil/gas or wind and solar energy. Another concept that will come from this basic idea and one that perhaps even more relevant is that it takes energy to get energy. This concept while important is something that rarely (if ever) gets discussed in the mainstream media. Much of the talk about oil, coal or gas ?production? only refers to the amount of total energy that can be obtained from burning or utilising a given resource. This amount is merely the gross energy obtained from the ground. If we wish to determine the amount of useful energy available for greater society however we need to subtract the amount of energy used to obtain the resource in the first place. This is because it is only this energy that gets to be used by society for other economy activities. Thus for us to work out net energy we subtract the gross energy by the energy needed to extract the resource as described in the formula.

Gross energy = Total amount of energy obtained from energy source.*

Net energy = Gross energy ? Energy required to obtain energy source.

* = Energy maybe expressed in other ways such as barrels of oil or million short tons of coal.

As a note net energy should not be confused with the similar but different term EROEI (Energy Return On Energy Invested) which describes the potential energy return from an energy source. The terms maybe used interchangeably by other commentators in the blogosphere but it would be a mistake to think they are the same thing. The way to calculate EROEI is quite different as demonstrated below:

EROEI =Gross energy / Energy required to obtain energy source.

or

EROEI = (Net energy/ Energy required to obtain energy source.) + 1

NOTE: Net energy is the energy available to society and thus something greater society would be interested in whereas EROEI is more of a potential concern for the person who wishes to see a return on their investment.

Since it is only net energy that gets used by the greater economy it is this value that we should be interested in knowing about rather than the gross amount. For example it is quite possible for our total gross energy to increase while our total net energy is actually in decline. If this were to happen we could easily see a scenario where we are getting materially poorer even though our total energy output is increasing. This process of increasing gross energy but declining net energy comes about due to the principle of low hanging fruit. That is the easiest and most favourable economic sources of energy ? which yield the highest net energy ? are extracted first and as those resources are depleted we move onto progressively worse and worse sources. It is this fact that the decline in net energy will be much steeper than gross energy decline.

This trend of declining net energy has likely already past as the newest sources of energy, a lot of which is touted as the energy source that will give the US energy independence actually yield poor amounts of new net energy. This is despite the fact this new energy sources (shale oil/gas) increase the amount of gross energy expended by the economy quite substantially. As a result from an economic standpoint these new sources of energy will deliver less economic benefit to society than would otherwise be believed as the extra net energy available will be more limited. It this reason why we should exercise caution when listening to claims that these sources of energy can offer a panacea to our economic troubles. In fact when hearing such claims it is useful to know the energy returns on energy for various sources as while this is not net energy which is ultimately the most important metric to gauge the EROEI can still provide an insight on how useful these sources will be:

As the graph clearly demonstrates; early sources of energy yielded a very high return of energy on energy invested. These high returns came about because early sources of energy such as shallow coal mines did not need much capital investment to extract the resource furthermore once these resources were obtained they would yield high quality energy such as light sweet oil or in the case of coal high quality anthracite. It is this reason in fact why net energy or EROEI has largely been ignored as historically gross energy for all intents and purposes equalled net energy.

In recent years however this has not been the case and the difference between gross and net energy is sufficiently large to warrant greater attention. Moreover another troubling fact to take note is that once EROEI reaches about 10:1 or lower the graph goes into steep decline. This steep decline means the available net energy that can be used by society will begin dropping at an alarming rate if current trends of extracting lower quality energy sources continue. If we take a recent major discovery of shale oil we discover the EROEI for this resource is 5.[3] In net energy terms this represents 20% of the total gross energy being used to extract the energy source. So from this information we can say that if all existing resources of energy were replaced by sources that were to yield returns equivalent to shale oil then our total net energy available to society would decline by 20%. This assumes there are no efficiency gains in how we utilised this energy and total gross energy remained constant. If that is the case then this would effectively mean we are 20% poorer as less energy would be available for economic transactions.

Off course what is more likely to happen is the EROEI and thus net energy will decline even faster than suggested in the previous paragraph as worse and worse sources of energy come online to replace existing high EROEI resources. As a result we are likely to see a steep decline in net energy available to society and we can say with some certainty that this decline in net energy will be faster than the rate of efficiency gains which has been around 1.7-3.0% per annum since the 1970s.[4] [5]

What is more due to the rebound effect (see this article for more info) it is likely that any efficiency gains made will need to exceed declines in available net energy by a few percentage points each year if we want sustain economic growth (which is a requirement for the financial system to remain stable). This all seems unlikely particularly if we consider that energy efficiency and conservation strategies will see diminishing rates of return as it becomes harder to increase energy efficiency after each progressing year. After all no economic activity can ever achieve 100% efficiency. Speaking of 100% efficiency this leads on nicely to the second law of thermodynamics which states:

?That the entropy of an isolated system never decreases, because isolated systems spontaneously evolve towards thermodynamic equilibrium ? the state of maximum entropy.?

Like the first law, this sentence describing the second law can seem a little unwieldy. In fact it is best to breakup this statement into two sentences as the quotation above addresses two very relevant points the first of which is displayed below:

?No process is possible in which the sole result is the absorption of heat from a reservoir and its complete conversion into work.? ? William Thomson, 1st Baron Kelvin, 1851[6]

In other words no energy transaction can ever be 100% efficient meaning some energy will always be lost when converting energy into some form of work. This point while blatantly obvious is often overlooked in the contexts of economics and broader society. It is this reason why there will always be a limit to amount of economic growth that can be realised as the planet has a finite number of resources and there are limits to the amount of efficiency that can be achieved. Another major consequence that does derive from the second law of thermodynamics comes from this statement:

?Heat can never pass from a colder to a warmer body without some other change, connected therewith, occurring at the same time.? ? Rudolf Clausius, 1850[7]

While at first glance, the concept of heat transfers may seem a little out there this statement does pertain to one important idea. That is over time all bodies and structures go from a process of order to disorder. For those that are really curious about this process and wish to learn more about the exact mechanics of this process please look up entropy. If this idea still seems a bit out there consider the fact that all structures, be it capital or labour, degrade over time and require maintenance to allow proper functioning. This maintenance always requires energy and thus some resources will always be needed to maintain current capital or labour.

If we use the formula from the first law of thermodynamics and

This equation gives the Free Energy available in a system as a function of the

Heat Content, the Temperature and the Entropy in the system. Only reactions

with positive dG can go forward without Heat Input.

In the case of labour humans need food to stay alive and remain functioning while capital requires some energy inputs to prevent it from degrading and evening breaking down over time. What is more the greater the complexity of a structure the more energy will be required for maintenance. This is because a more complex structure has a greater degree of order and since things naturally go from a state of order to disorder then more energy will be needed to prevent overcome this natural process.

This is another weakness with applying the logic that technology will save the day as increasing the complexity of technology not only increases the existing maintenance cost due to the second laws of thermodynamics; the cost of producing such items increases as more energy per unit weight are needed in the manufacture of the product. To demonstrate this example a car requires something in the region of 12-25 barrels of oil to build a car depending on the weight of the car but a computer ? on a weight by weight basis ? requires 10 times the amount of energy to manufacture.[9] A similar cost will be borne in maintaining these two pieces of capital. While in theory there can be energy savings on a production basis as less energy will be consumed despite the increased weight for weight costs (we do not need 1000kg+ worth of computers after all) what will increase significantly are maintenance costs of more complex infrastructure. To give a better idea of this concept at work consider healthcare. As the capital becomes increasingly complex capital then the maintenance costs will rise for the reasons described above.

To summarise this article and the one before it; when we wish to engage in a discussion on energy we need to be aware of range of things. First we need to understand the sheer amount of energy fossil fuels provide. It is truly immense and is a miracle resource and there needs to be a greater appreciation just how much energy they can deliver. From this we can truly grasp the scale of the task an energy transition (if it is even possible) will be. It is seems unlikely to me any combination of renewable or nuclear energy can fill the gap left by fossil fuels. That is not to say renewables cannot make life easier, they do have their uses but we would be setting our expectations too high if we expect them to maintain our current industrial lifestyles.

The other important points that need to be considered is the point we should be interested in not only the quantity of energy delivered but also the quality of energy. At the end of the day it is net energy or EROEI we are really interested in as it is this energy that gets used for greater society. Finally we need to be aware that due to the increasingly complexity of society our maintenance costs will rise due to the second law of thermodynamics so these costs need to be accounted for.

US actor Charlie Sheen, who has a long history of hard partying and scandal, has a new night spot in Mexico ? his own, a local official said Saturday.

The perennially troubled Hollywood star hosted a gala opening night dinner Friday at his new bar, The Goose, in the Mexican resort area of Los Cabos, said state Tourism Secretary Ruben Reachi Lugo, who was not invited.

Many celebrities ?spend their vacation, celebrate their birthdays or open a new restaurant or new development,? Lugo said of the resort area at the southern tip of the Baja California peninsula.

Sheen, born Carlos Irwin Estevez, was abruptly booted from his long-running gig starring in the television comedy series, ?Two and a Half Men? in 2011, after publicly insulting the producer.

Students who spent the semester learning about communication through storytelling have produced a story bank of narratives detailing their lives, their studies and their appreciation for what the UA?s English department promotes.

What does it mean to be a great storyteller for a business owner, a fashion designer, a teacher, a marketing professional or a medical researcher?

In a novel, exploratory course offered in the University of Arizona English department this semester, students working toward those careers found that while storytelling is deeply rooted in the tradition of English literature, it is far more expansive than that.

?Whether we think it or not, we are always building influence,? said Stephanie Balzer, an adjunct instructor in the English department, who taught a class of students studying business, genetics, psychology, accounting, education and a number of other disciplines.

Balzer, communications director for the UA Foundation, developed the curriculum for English 340: Professional Writing, with tremendous support from author Andy Goodman.

Andrea Lotz, a UA Honors College student studying creative writing and psychology, was among the 20 students to take a new storytelling course offered at the UA during the fall semester. Taught by Stephanie Balzer, the UA Foundation communications director, the course engaged students in interactive and engaged learning around improving their skills as storytellers. Undergraduate and graduate students enrolled, participating in a curriculum that emphasized two things: learning the fundamentals of how to tell a compelling story, and participating in a collaborative project that built a bank of their own stories and photographs to begin answering the questions of who studies English today, and why?

Also, Balzer collaborated with Pulitzer-Prize winning photojournalist Krista Niles, who produced portraits to accompany each student?s story.

?We examined how stories are one of the most powerful communications tools to deepen or enhance our understanding of any subject,? said Balzer, a trained journalist.

?There?s tremendous responsibility in representing someone else, or even yourself, on behalf of a cause you believe in,? she said. ?My intent was to teach what it?s like to tell your own story, gaining sensitivity to the storytelling process along the way. Many of the students will go on to have careers in which they are speaking on behalf of someone else?whether that?s in medicine, marketing or law.?

Simply, students were engaged in learning the art of persuasion. But the course was more complex than that. Balzer wanted students to understand the importance of communication, no matter their discipline, and how to do it well in both formal and informal settings.

?At times, it seemed I had to forage for this knowledge,? Balzer said. ?I thought it would be a huge gift to give someone an understanding of how and when professional writing can include a compelling narrative?and that might include a story arc like you would experience in a movie, more descriptive language, metaphor, or even character development.?

If you heard the phrase, ?If you don?t tell your story, someone else will,? this resonates broadly.

Corporate advertising alone is a multi-billion dollar industry. And on an individual level, many students said that over the course of taking Balzer?s class they found that they began earning better grades in their writing-intensive courses and also demonstrated improvements in personal statements for jobs and scholarships and in general performance in their public speaking.

Consider even the pervasive nature of digital storytelling through social media formats such as Facebook and Twitter.

In fact, beyond the UA, some universities offer comparable digital and professional storytelling programs designed to train students of various disciplines how to best tell stories. Among them are Ohio State University, the University of Colorado Boulder and East Tennessee State University.

In writing about her connection to storytelling, Elizabeth Hudson said it has deeply connected her to the world of words.

?When deciding what I wanted to study, humanities offered me something unique,? Hudson, who is studying English and communication, wrote in her personal narrative.

?It equipped me with the ability to think creatively, critically and especially insightfully. It has allowed me to see the world through the eyes of authors of years past,? she added.

Taylor Ghiuzelian, a pre-law student also studying political science, said while she learned formal writing, proper formatting and how to produce a strong bibliography, she has received no instruction in the art of storytelling or in persuasive writing.

?People in the real world don?t want a bibliography,? Ghiuzelian said. ?I will be using what I learned in this class for the rest of my life.?

But how do you encourage a value in storytelling, or writers in general, when an often held perception is that writing ? especially when more creative in nature ? seems so discipline-specific?

In English 340, they studied the field of English. At the end of the semester, each student participated in a joint presentation about what they learned to members of the campus community. Students shared what they found most valuable, how they would use the skills in careers, and how the English department might benefit from their stories. In essence, the presentation became the story of the class, beginning with a characterization of the conflict they were addressing, Balzer said.

?I asked people what they think of English majors, and they tended to say they were writers, journalist, teachers,? Sean Finn said during the presentation.

But Finn, a student in the UA Eller College of Management, also found that some held negative perceptions about English minors, namely that they were underpaid and tended to be pretentious.

?People are getting their thoughts from the media,? Finn said. ?We needed something to combat the already negative perceptions about English majors.?

But the students in the class, whether they were English majors or not, learned skills necessary to improve public knowledge and understanding about any given issue.

For Atlantis Russ, it?s medical research and service.

Russ, a doctoral student majoring in genetics with a minor in cancer biology, said she has already become a better communicator in her academic world and service work.

?When it comes to writing or speaking for influence, everything important is personal,? said Russ, who starts medical school at the UA next year.

?After taking this class, I have discovered that I can make the cancer research I conduct more accessible to the public by framing the technical information within a human experience,? she said. ?Because the science itself can be difficult for people to connect with immediately, stories of those who have suffered from cancer can be a door into the laboratory for some folks.?

Russ said this is also true outside of the laboratory, whether it be in speaking with relatives or while serving as a volunteer at fundraising events supporting cancer research. She feels indebted to this work and for authentic connection partially because members of her family have been diagnosed with a rare genetic cancer syndrome, and some have died as a result.

?I have a unique inspiration for being involved in cancer research,? Russ said. ?Though I did not inherit the mutation, I feel a responsibility to work toward a solution for those that did. By opening up my personal story to a crowd, I offer a connection between the science and something easily relatable and emotive.?

Balzer emphasized all along that while storytelling seems to be best suited for creative writing, that is not the case.

?I thought a lot about how we use our stories and harness our stories for a variety of causes,? Balzer said. ?Ultimately, you have to align your stories to your values. It?s important to be able to authentically relate to people.?

Balzer does not plan to offer the course in the spring semester, but because of the strength of the course she may offer it in the future.

?I was blown away by the students and was really excited for the English department,? she said. ?I had no idea the stories would be as rich and as diverse as they were, academically, culturally and in terms of their career paths. It was a happy accident.?

(AP) ? An Air Bagan flight packed with Christmas tourists crash-landed on a road in central Myanmar on Tuesday, killing two people and injuring 11, officials said.

Four foreigners were among the injured, state television reported. It said the fatalities included an 11-year-old passenger believed to be a Myanmar citizen and a man riding a motorcycle on the road where the plane came down.

The flight was carrying 63 passengers, including 51 foreigners, and six crew members from the city of Mandalay to Heho airport in Shan State, the gateway to a popular tourist destination, Inle Lake, Air Bagan said in a brief statement on its Facebook page.

The airline identified the injured tourists as two Americans, a British national and a Korean. It described the incident as an "emergency landing."

Authorities gave a different and more dramatic account, saying the pilot mistook the road for a runway due to bad weather.

"While descending, the plane mistakenly landed ... due to fog beside the runway," state television reported. It said the aircraft made a hard landing on a road and then came to a stop in a nearby rice paddy field.

"The rear end of the plane broke and caught fire," state TV said, carrying a statement posted on Deputy Information Minister Ye Htut's Facebook page. Rescuers brought the fire under control about 45 minutes later, he said.

Witnesses said smoke filled the plane when it hit the ground and was still rising from the plane's badly charred wreckage hours later.

Airport officials in Heho said that injured passengers were taken to a hospital in the nearby city of Taunggyi for treatment.

Air Bagan is one of five private airlines that fly domestic routes in Myanmar. It is a unit of Htoo Trading Company, which is owned by business tycoon Tay Za.

Amazon Just Entered the Brick & Mortar Retail Business in Seattle

Amazon.com completed the acquisition of their corporate campus yesterday. The $1.154 billion transaction between Paul Allen?s Vulcan Real Estate is composed of 11 buildings with over 1.8 million square feet of space. The price equates to $644 per square foot.

An overlooked component of this deal is roughly 100,000 square feet of retail space in the mixed-use buildings. The retail space is currently 75% leased and Amazon will most likely turn over the leasing and management of the portfolio to a major commercial brokerage firm. Nonetheless, it is interesting to see a company who has long been the counter to brick and mortar retail, now becoming a landlord of brick and mortar retail businesses.

Earlier this year?Good E-Reader reported that Amazon was preparing to open a retail store in Seattle. The store would focus on selling Amazon branded products including the Kindle. This rumor didn?t pan out as reported. Now that Amazon owns over 25,000 square feet of vacant retail space, will they be tempted to test this concept?

The transaction was the largest office deal in the United States this year.?Vulcan Real Estate?s Ada Healey said the sale was partially driven by the looming changes to capital gains tax rates. Capital gains are currently at an all time low of 15% and are expected to increase next year. Amazon was also motivated to close the deal by the end of the year. In a filing with the Securities and Exchange Commission, Amazon stated they made a $51 million non-refundable deposit that would be forfeited if the transaction did not close this year.

(AP) ? Egyptians voted on Saturday in the second and final phase of a referendum on an Islamist-backed constitution that has polarized the nation, with little indication that the result of the vote will end the political crisis in which the country is mired.

For some supporters, a 'yes' vote was a chance to restore some normalcy after nearly two years of tumultuous transitional politics following Egypt's 2011 revolution, or to make society and laws more Islamic. Opponents saw their 'no' vote as a way to preserve the country's secular traditions and prevent President Mohammed Morsi and his Muslim Brotherhood group from getting a lock on power.

"I came early to make sure my 'no' is among the first of millions today," oil company manager Mahmoud Abdel-Aziz said as he waited in line outside a polling station in the Dokki district of Giza, Cairo's twin city on the west bank of the Nile. "I am here to say 'no' to Morsi and his Muslim Brotherhood," he said.

Another Giza voter, accountant and mother of three Sahar Mohamed Zakaria, had a different take on Saturday's vote.

"I'm voting 'yes' for stability," she announced.

Saturday's vote is taking place in 17 of Egypt's 27 provinces with about 25 million eligible voters. The first phase on Dec. 15 produced a "yes" majority of about 56 percent with a turnout of some 32 percent, according to unofficial results. Unofficial votes for the second round are expected late Saturday or early Sunday.

As was the case in last week's vote, opposition and rights activists reported numerous irregularities: polling stations opened later than scheduled, Islamists outside the polling stations trying to influence voters to say "yes," and independent monitors denied access.

The vote comes a day after clashes between Morsi's opponents and supporters in the Mediterranean port city of Alexandria. It was the latest outbreak of street violence in more than four weeks of turmoil, with the country divided first over the president's powers then over the draft constitution.

The clashes ? in which opponents of Islamists set fire to cars and dozens of people were hurt ? illustrated how the new constitution, regardless of whether it is adopted or not, is unlikely to ease the conflict over the country's future.

In Fayoum, the capital of an oasis province of the same name where Islamist groups have traditionally had strong support, a member of the local Christian community said she also supported the charter.

Hanaa Zaki said she was also voting "yes" for stability and an end to the country's deepening economic problems. Most Christians elsewhere in the country are seen to oppose the draft.

Speaking as she waited in line along with bearded Muslim men and Muslim women wearing headscarves, Zaki said: "I have a son who didn't get paid for the past six months. We have been in this crisis for so long and we are fed up."

In the village of Sanaro, also in Fayoum province some 100 kilometers (60 miles) southwest of Cairo, farmer Azouz Ayesh sat with his neighbors as their cattle grazed in a nearby field. "I don't trust the Brotherhood anymore and I don't trust the opposition either. We are forgotten, the most miserable and the first to suffer. If I say 'yes' there will be stability and if I say 'no' there will still be no stability," he said.

"But I will vote against this constitution," he added.

In the neighboring village of Sheikh Fadl, a car fitted with loudspeakers toured the area with a man shouting, "Yes, yes to the constitution!" In the city of Fayoum, a man could be seen painting over posters urging people to vote "no."

In Giza's upscale Mohandiseen neighborhood, a group of 12 women speaking to each other in a mix of French, Arabic and English said they all intended to vote "no."

"My friends are Muslim and are voting 'no.' It's not about Christian versus Muslim, but it is Muslim Brotherhood versus everyone else," said one of the 12, Christian physician Shahira Sadeq. "Voting 'yes' does not mean stability."

Kamla el-Tantawi, 65, voted with her daughter and grand-daughter. "I voted 'no' against what I'm seeing," she said, gesturing to a woman standing close by wearing the full-face veil known as niqab and as a hallmark of ultraconservative Muslim women. "I lose sleep thinking about my grandchildren and their future. They never saw the beautiful Egypt we did."

"Morsi, God willing, will be better than those who came before him," said Zeinab Khalil, a mother of three who wears the niqab, said. "A 'yes' vote moves the country forward. We want things to calm down, more jobs and better education," she said, while waiting for her turn to vote in Giza's poor Imbaba district, a one-time stronghold of militant Islamists.

In part, Egypt's split has been over who will shape the country's path nearly two years after the ouster of Hosni Mubarak nearly two years ago.

An opposition made up of liberals, leftists, secular Egyptians and a swath of the public angered over Morsi's 5-month-old rule fear that Islamists are creating a new Mubarak-style autocracy. They accuse the Brotherhood of monopolizing the levers of power and point to the draft charter, which Islamists on the Constituent Assembly rammed through despite a boycott by liberal and secular members. They are calling on supporters to vote "no."

Morsi's allies say the opposition is trying to use the streets to overturn their victories at the ballot box over the past two years. They also accuse the opposition of carrying out a conspiracy by former members of Mubarak's regime to regain power.

If the constitution is adopted, Morsi will call for the election of parliament's law-making lower chamber to be held within two months while giving the mostly toothless upper chamber legislative powers until the lower house is seated.

The upper chamber, known as the Shura Council, was elected by less than 10 percent of the country's 50 million registered voters. It is dominated by Islamists.

Morsi was already gearing up for the next steps after the constitution's passage, making a last-minute appointment of 90 new members to the Shura Council, a third of its total membership. Current rules allow him to do so, but if he waited until the charter was passed he could only appoint 10.

Friday's appointments added to the handful of non-Islamists in the upper house, but preserved the Islamists' overwhelming hold.

A spokesman for the main opposition umbrella National Salvation Front dismissed the appointments, accusing Morsi of setting up a token opposition much like Mubarak did.

The city?s aging population, a drive for state-of-the-art facilities and strong hiring across the health care industry prompted unprecedented growth in leasing activity in the health care sector across the five boroughs in 2012.

Memorial Sloan-Kettering, Mt. Sinai, Montefiore Hospital and Inventa Health were among the dozens of hospitals and medical companies to announce bold new initiatives to expand their footprints in the city in 2012, and those developments are only a sign of what?s to come, brokers and analysts predict.

New York City Exteriors And Landmarks?The health care industry is the 800-pound gorilla in the house,? said Michael Berne, managing director of Lee & Associates? senior housing group. ?It?s a key topic for real estate folks in New York City, as traditional owners start to realize the potential in health care.?

In addition, both Ventas and Health Care Properties, health care REIT giants, announced major mergers and acquisitions in 2012. And health services 2012?s third-biggest job gainer in the city as of October, with 12,000 new jobs added, according to data from Eastern Consolidated.

The new activity comes with an undercurrent of great change. With the feds directing billions of aid towards the industry?incentives to implement health care information technology as it comes of age?and the aging population surging, health care?s effect on the real estate industry could be monumental, especially when looming economic uncertainty is resolved, Mr. Berne said.

The so-called ?fiscal cliff,? impending tax changes and imminent changes to Medicaid and Medicare through ?Obamacare? are among the greatest uncertainties that have prevented a much larger health care explosion.

?Once that economic uncertainty begins to dissipate, you?re going to see a massive amount of new development in urban and suburban areas,? Mr. Berne said. ?Psychologically it?s a killer, because a lot of skilled nursing depends on Medicaid and Medicare.?

Roughly 10,000 people turned 65 each day in 2012, and the population of Americans 65 and older is expected at least to double by 2030, according to data from the U.S. Department of Health & Human Services.

Traditional real estate companies are realizing the opportunities there, a lead taken by Alexander Scharf years ago at 305 West End Avenue?a former hotel that was converted to luxury senior housing?and a number of real estate companies in the city are on the verge of following suit.

?There are number of owners and developers in the metro area considering conversions of existing buildings into senior housing because of this aging population,? Mr. Berne said. ?We?ll see more and more of these projects in the short years to come.?

Many of the deals in 2012 also represented the necessity for health care companies and hospitals to upgrade facilities to match evolving medical technologies.

In September, the city reached an agreement with Memorial Sloan-Kettering Cancer Center and the City University of New York for the construction of two new state-of-the-art science and medical facilities on Manhattan?s Upper East Side. The city agreed to sell a 66,000-square-foot site at 525 East 73rd Street for $215 million, what Mayor Bloomberg called ?easily one of the largest real estate transactions the city has ever been involved in.?

Sloan-Kettering will construct an up-to-750,000-square-foot cancer care facility, and CUNY Hunter College will build an up-to-336,000-square-foot Science and Health Professions building to upgrade its science and nursing facilities.

That project alone is expected to create more than 3,200 construction jobs and nearly 830 permanent jobs, according to an analysis conducted by the New York City Economic Development Corporation, capitalizing on the growth occurring in science, technology and research fields in New York.

In October, Montefiore Medical signed a 16-year lease with Simone Development for a new 280,000-square-foot building at Hutchinson Metro Center, slated for completion in the third quarter of 2014. Hutchinson Metro Center is a 42-acre campus with Class A office space, considered by some an evolution in the delivery of health care, in that it provides new space for multidisciplinary approaches that allow treatment without the need for hospitalization.

In April, a new division of Mount Sinai Hospital?Mount Sinai Brooklyn Heights Medical Group?took the 17th and 18th floors at 1 Pierrepont Plaza in Downtown Brooklyn, a total of 75,060 square feet in the 19-story building. Reportedly, the space had used by Goldman Sachs as a data center, illuminating the shift from a finance-driven economy to one that relies more on health care, tech and other industries.

In another play to accommodate the aging population, Mount Sinai also unveiled the city?s first emergency room dedicated for patients ages 65 and older in Harlem. It features skid-proof floors, extra handrails, dimmable lighting, ?diurnal skylights? that mimic natural lighting and noise-dampening curtains.
